<title><![CDATA[Our trip to Utah]]></title>

<content:encoded><![CDATA[<p>So I haven't blgged in awhile. I've fallen back into my lazy habits unfortunately. But I am going to try to make up for it now.</p>
<p>The last little while I've been doing more traveling that I usually do. On July 11th my boyfriend and I went to Utah to meet up with his mom and sister and then go to visit his grandmother.</p>
<p>So first off, there is the flying issue. I'm not exactly the best flyer. So I swiped my credit card and watched Run Fat Boy Run. Miraculously it was a calm turbulence free flight. From now on when flying I will always bring Simon Pegg movies with me!</p>
<p>We arrived in Salt Lake City and were fetched from the airport by Tamra and her friend. By then we were starving and so we stopped at Denny's to eat. Nick's favourite. So then it was off to meet up with Nick's mom and grandmother, then head over to Monroe and Elsinore where his grandmother lives.</p>
<p>When we got to our hotel, it was a beautiful albeit tiny 3 room inn. It is a restored house and the rooms are absolutely adorable. They are gorgeous! And the view of the mountains was breathtaking. It was a tiny town so it was nice and peaceful. From there it was off to spend an evening relaxing at his grandmother's house and then home in time for the Graham Norton show on BBC America.</p>
<p>The next day we headed out early and hiked around the Freemont Indian trails. We took alot of pictures of rocks and trees, but it really was pretty up there. Then it was off to Walmart to remove our first load of pictures and a quick stop at Taco Bell for food. The second leg of our Sunday trip was to head off to Cove Fort, a Mormon historic place. A bit uncomfortable for an agnostic ex catholic, but it was moderately interesting. On the return trip, we took the scenic route back stopping in Fillmore to take pictures of the old capitol building. I mostly got pictures of flowers. They had lots of brilliantly coloured roses. We also stopped at a wood art place with some spectacular sculptures.</p>
<p>Monday, we headed down to Cedar City to the Shakespeare festival. Southern Utah University has a really nice campus. First it was Fiddler on the Roof which sadly was not all that impressive. It was relatively uninspiring and it left us tired.  Then after a quick lunch we joined the crowd at the pavilion to watch an outdoor show representing each of the countries from the United Kingdom. I bought a Cornish pasty and a Scottish pie and got them packed to go considering I'd just eaten. I figured that I would just have them for breakfast the next morning. Then we filed into the replica Globe theater and got settled in to watch Othello. I'd never read Othello so I had a bit of difficulty following the language of it, but I read the description so I knew the basic premise. And Iago was fantastic! He really stole the show. I hope I get to see him perform again.</p>
<p>Tuesday we left near midday to head back to Salt Lake City. Somehow the trip seemed longer going back. But when we got to Slat Lake we did a bit of sightseeing. We drove around the city looking at landmarks for about an hour. We stopped by our hotel and checked in and then headed for a coffee shop. After about an hour drinking our tea and coffee and playing around on the laptop a bit with the free wifi, we headed back to the hotel. Nick and I went to the room and Karin and Tamra drove to her friends house. They took a bit of a detour at a canyon and did some more sightseeing.</p>
<p>We ordered in from the Salt Lake City water service. For ten dollars plus the price of your meal they will order your food, pick it up from the restaurant and deliver it to you. We chose traditional pub fare cause it sounded the best. We had Shepherds Pie and Corned Beef Au Gratin with a side dish of Leek and potato soup. It was really good but really filling. Then Karin came back to the hotel after dropping Tamra off and we all went to bed. The next day Tamra and her friend showed up as we were packing up. The trouble with return trips home is that you invariably end up toting back more than you left with. So repacking needs doing before you get to the airport.</p>
<p>Once the repacking was done, we headed off for the airport and we were dropped off at the entrance. We decided that unlike the trip there, we would check both bags since we were less worried about our luggage on the way home. If it got lost, we would still have clothes at home. It was much nicer to not have to drag everything all over the place. This time though, we were sitting on the exit row of the plane. It has its perks on this particular plane. Plenty of leg room and no squeezing past passengers to get to the bathroom but there is the responsibility. Nick laughed because when asked if I could handle the responsibility in the event of an emergency and I said yes. He later told everyone that I lied and said yes. But to be honest, the more I fly the calmer I get. However the concerned look on the flight attendants face as the plane began to line up for take off was a bit disconcerting. The door made a strange noise when we went over bumps. But all was well.</p>
<p>Upon landing back home in Philly, we ran into a different sort of problem. The trains were running on a 'special' schedule meaning rather than running on the normal schedule, they were only running once an hour. And we missed the first one due to a combination of me running back up the escalators and over to the other side of the tracks to get to the ATM and the train was mislabeled. Plus we were hungry but there was no where to eat on that side of security. But we had some snacks left over from our trip in our bags, and the train arrived. First, into Center City and then onto the Septa line to Colway where my dad was waiting. We stopped and got something to eat on the way home and then relaxed. And finally when my sister got home, we handed out souvenirs.</p>
<p>All in all it was a fun trip. Plus we got to see family that we hadn't seen in a year and a half.</p>

<title><![CDATA[Tour of Utah: 2008 Edition]]></title>

<description><![CDATA[The 2008 edition of the Tour of Utah concluded Sunday with an individual time trial out at Miller Mo]]></description>
<content:encoded><![CDATA[<p>The 2008 edition of the <a href="http://www.tourofutah.com/" target="_blank">Tour of Utah</a> concluded Sunday with an individual time trial out at <a href="http://www.millermotorsportspark.com/" target="_blank">Miller Motorsports Park</a>.  Jeff Louder of BMC won.  I'm not going to comment on the day-by-day aspects of the race.  VeloNews.com, Cyclingnews.com, and the <a href="http://irideiwrite.wordpress.com/" target="_self">I Ride, I Write</a> blog (a local sports writer) all did that capably.  I do have some thoughts.</p>
<p>What I liked about the Tour of Utah:</p>
<ul>
<li>Gorgeous locations.  Stage 1, Stage 3, and Stage 4 all showed off some of the most beautiful parts of Utah.  The mountain stages in particular had many photo worthy spots.</li>
<li>Getting to see a bicycle race up close and personal.  As a kid, I saw the <a href="http://en.wikipedia.org/wiki/Coors_Classic" target="_self">Coors Classic</a> race in California, but I barely remember it.  There's nothing like the energy and buzz of a pelaton flying past you at nearly 30 miles an hour.</li>
<li>Getting to hand out water bottles in the neutral area of feed zone 2 on Saturday.  Two things I learned:  1) you'd better hold the bottles right, or the riders will let you know!  2) having someone grab a bottle from you at nearly 30 miles an hour feels like a small punch.  They're going just that fast.</li>
<li>The majority of the pro riders we met were very cool. Standing in line for the portable bathroom (brand name = "Honey Pot"??!!) before the Friday night crit (stage 3) behind Danny Pate and having him chat up my son was cool.  Tyler Hamilton taking the time to have a 5 minute conversation with my son at Contender Bicycles, very cool.  Ian McKissick of Team BMC taking the time to sign hats, ask my kids about school, and remind them to always wear their helmets after he had just laid down a blazing fast time in the ITT on Sunday, awesome.</li>
</ul>
<p>What I didn't like about the Tour of Utah:</p>
<ul>
<li>A lack of pre-event publicity.  The only thing I saw was an article in Cycling Utah and a little bit of advertising on KJZZ14.  Even most of the local bike shops didn't have posters or information up.  I didn't find out about it until the Monday before the race (which started on Wednesday).</li>
<li>The Tour of Utah web site wasn't updated frequently, or in a timely manner.  As of today, Stage 5 results still haven't been posted.</li>

<p>American Mountain Classic (click here to visit their website <a title="American Mountain Classic  Brian Head Homepage" href="http://www.americanmountainclassic.com/Home_Page.html" target="_blank">AMC</a>) Bike Four Day Stage Race is a nationally recognized endurance race and it's happening right here in Brian Head, Utah this weekend. At a unfamiliar elevation of 10,000 feet, the world's top riders will be challenged physically. Brian Head is the perfect location for the stage races with terrain and temperature unbeatable. (click here to view <a title="American Mountain Classic - Race Details" href="http://www.americanmountainclassic.com/Stage_Race.html" target="_blank">race details</a>)</p>
<p>Some of America's top athletes in all categories and age groups will be competing in this race. According to Tom Speigel, the AMC-Brian Head director, "150 people have already signed up to compete in this race. 25 of them are pro-men racers. 15 are pro-women racers. This is a very good turn out and numbers should double at next years event." This is a great start to a national and perhaps an international competition. </p>
<p>Some of America's top riders will be here including Jeremy Horgan-Kobelski (JHK of Subaru Gary Fisher), Sid Taberley (Sho Air), Jeremiah Bishop (Trek) and Tinker Juarez (Two time Olympian and recently won the Solo 24 Hour World Championship) are some of the top men competitors. Women competitors include Lea Davison and Heather Irmiger. When you come to watch you will not be disappointed with the action.</p>

<p>Speigel was very pleased to have great sponsors and support. Preparation is a lot of work for his team of about 20 people. <a title="Team Sho-Air " href="http://www.team-shoair.com/" target="_blank">Team Sho-Air</a> and <a title="Brian Head Ski Resort" href="http://www.brianhead.com" target="_blank">Brian Head Ski Resort</a> are the two sponsors for this spectacular event. The winners are competing for up to $20,000 in prizes. "This could be one of the highest paid single events in the nation" said Speigel. All racers will receive a jersey and medals according to their ranking. "We couldn't do it without our sponsors and we want them to be recognized."</p>
<p>The favored feature of this event is the location in Brian Head, Utah. Speigel initially wanted to take the event from Cedar City to Moab but the plan didn't work out. It spread racers out and made transportation more difficult. This made it difficult for amateurs and/or solo racers to participate. "Brian Head helps provide more for racers by allows for more support groups, Brian Head minimizes transportation necessities and has a better terrain" said Speigel. "Besides, Brian Head has excellent world class riding. It's perfect."</p>

<p>“You take Ambien too? Pill poppers unite!”<br />
“I have such bad insomnia that sometimes I still can’t sleep.”<br />
“Do you hallucinate when you take it? I totally think alligators are all around me and eating my legs. And last night? I saw little fairies flying everywhere.”<br />
“Sometimes I sleep walk and eat a bunch of food.”</p>
<p>There was a club at a tabling event promising happiness in dating, celestial marriage and choir. (WHO WANTS TO JOIN A CULT?!) Their ticket to lure prospective club members was Otter Pops. Are we five-years-old? OTTER POPS? I couldn’t even make this shit up.</p>
<p>I had to drop my fun elective to take a math class so I will be prepared to take chemistry next semester. Boo. I hate being a grown up.</p>
<p>On the up: my math class rules. It’s like the Fight Club of Mathematics. (I’m not even kidding.) It’s a good thing my sister warned me about my teacher. He is very into math. LIKE REALLY INTO MATH. He’s the type of person that I imagine would not only understand an algebraic joke that requires solving an equation for a humorous answer: he would also fucking love it. Though I’m pretty sure he’s never actually laughed. Or smiled. Thank god my sister did an impression of him because I would have burst into laughter and started looking around for the hidden cameras when he hiked up his pants and strutted in front of the classroom, looking hella fierce.</p>
<h6>*This was all said by ONE PERSON. So I guess that makes it more of a lecture on the joy of sleeping pills unless you count the other participants "Uh-huh'ing" as the over-share occurred.</h6>

<p>We got err’ done.  We have seen much improvement of our business with our new signs.  There are still a lot of people who do not pay attention to anything, even a nice big sign.  They still do not get that we are here and we are open for convenience.</p>
<p>We are very pleased with our signs.  We felt that with the sign, along with word-of-mouth, our store is getting more business.  We are still struggling, but we are a new business and we know it takes time for people to go about their business in a new way.  Using a new flower shop must be tough to some people, but we are hanging in there, and plan on being here for a long time.</p>
<p>Thanks for giving us a chance to purchase your signs; we really think they are great and bright.</p>

<p>People are surprised to know that I actually graduated from Brigham Young University. A lot of things have changed since I lived in Callis Hall in Deseret Towers.  Steve Young, Ex-49er Quarterback , was my Geography classmate.   Our Professor would always go over a game play with Steve on Mondays after a game on the weekend.  It was always a hoot to watch Steve sit there and patiently listen.   There was never a game on Sundays. It was a school owned and runned by the Mormon Church or as it was correctly known as the Church of Jesus Christ of Latter Day Saints.</p>

<p>Generally, my experience there was a good one. I had great friends and my education was a  quality one.  I did have to take religion classes.  I could not smoke, drink, have coffee or tea.  No premarital sex. Yes, it was a very different college experience.</p>

Just one more thing about my alma mater from a place in Utah affectionately called "Happy Valley," I had a nice time there  but I am glad I live in the Bay area now.</p>

The Princeton Review asked each student to rate his or her university in dozens of categories, ranging from political orientation to drug and alcohol use. The review's author Robert Franek hopes the rankings will help prospective college students find the university that best fits their needs. </span></span></p>

"We believe college applicants need to know far more about schools than an academic ranking to identify which colleges may be best for them. It's all about the fit."</span></span></p>

<p class="MsoNormal" style="background:#00ccff;margin:0;padding:0;"><span style="font-size:small;"><span style="font-family:Times New Roman;">Ryan Hillary, an 18-year-old from Sandy who will attend BYU this fall, said the university's standards were a big reason he decided BYU was a perfect fit for his educational and career goals. </span></span></p>

BYU also ranked first in the "got milk" category, which measures students' perceptions of beer consumption among their peers. </span></span></p>

<title><![CDATA[The future of Utah real estate]]></title>

<p>Where is Salt Lake City headed in the real estate market now?  What are interest rates for Utah borrowers going to do?  Is my house in Sandy losing value?</p>
<p>All good questions and ones I get asked often when someone finds-out I am a mortgage broker.  So here's my predictions for why Salt Lake City in particular, and Utah in general are going to be better-off than the rest of the country when it comes to real estate and mortgages.</p>
<ol>
<li>Utah is a growing state.  Whether that growth is coming from outside the state or from within, we are growing.  Utah culture is good for real estate.  The underlying idea in Utah is get married, buy a house and start a family.  And that family usually consists of four or more children.  Utah leads the nation in the number of children per household.  All those kids are going to need homes to raise more kids.  So unless something drastic happens and Utahns stop having kids at the rate they are, there will always be demand for homes.</li>
<li>People are moving into Utah.  Utah is attractive to those fleeing bigger cities.  Salt Lake City is not too big, but also not too small.  For someone from a large city it's just right.  Also, Utah is a non-union state, so it is very attractive to companies who wish to set-up shop here for cheaper labor than in other parts of the nation.  Utah also has a very tech-savvy population, so high tech companies have a huge employment pool here.  These companies also bring-in their own employees, thus creating a need for homes, and hiring Utahns allows them to afford homes.</li>
<li>Utah has one of the lowest unemployment rates in the nation.  The number one reason for foreclosures is not sub-prime lending.  It is not option arms.  It is loss of some or all of a family's income.  Check the statistics.  The highest foreclosure rates in the U.S. coincide with the highest unemployment rates in the U.S. (California and Nevada being the exception since much of that is "investors" that screwed-up the markets there).  Utah has a low unemployment rate and one of the lowest foreclosure rates in the U.S.</li>
<li>While other areas in the U.S. are seeing sometimes double-digit drops in home values, property values in Utah has actually increased 2.5% over the first six months of 2008</li>
</ol>
<p>All that said though, what is going to effect us is this:</p>
<p>The days of Stated Income loans is not gone, but what is left is highly unattractive to buyers and very demanding of them.</p>
<p>Why does this make a difference?  Because a house is worth whatever someone will pay for it.  Stated Income loans, in my opinion, were a huge contributor to unrealistically driving-up home values.  It artificially created a sellers-market.  A seller could list their home for whatever they pleased, and if an interested buyer couldn't qualify for the home via the full income documentation (Full Doc) route because they just didn't make enough, they could go Stated Income and not have to show the loan officer or the lender any of their proof of income.  Therefore they could now qualify to buy a home they otherwise would not have been approved for.  And once that home home sold for an inflated amount, it created a comparative (comp) for someone else in the neighborhood to base the value of their home on, and so on, and so on, and so on.</p>
<p>It's for this reason most of all that I feel we are going to see a drop in home values in Utah.  Not for lack of demand, but for lack of qualified buyers for homes in their current price range.  This is why this is:</p>
<p>According to the <a href="http://www.utahrealtors.com/" target="_blank">Utah Association of Realtors</a>, the average price of a single family residence in Salt Lake County in the first quarter of 2008 was $286,321.</p>
<p>According to the <a href="http://www.bls.gov" target="_blank">Bureau of Labor Statistics</a> the median household income in Salt Lake County in 207 was $60,589 (remember back to math class, median is the exact middle of a set of numbers).  So half of Salt Lake City and County residents have a household income of less than $60,000 a year and half have more.  $60,000 a year qualifies a home buyer for a $195,000 loan.</p>
<p>So half of Salt Lake County households won't qualify for the average home in Salt Lake City or County since they have to prove they have the capacity to pay for that home.  Income hasn't gone down in Utah over the past 10 years, but homes have skyrocketed in price because buyers could stretch the truth a bit about their capacity to repay and get that bigger home they so badly wanted.</p>
<p>Well, those days are over.  Under the current loan underwriting guidelines the industry has gone back to the "Three C's" of lending: Proof of Credit, Capacity to repay and collateral.</p>
<p>Credit.  Credit standards have gotten much stricter.  Even FHA now has a minimum FICO score requirement, where six months ago they didn't.  Someone with a 560 FICO used to be able to buy a house.  Now, the minimum most lenders are underwriting is 620 (although some will still go down to 580 on an FHA, but they are few and far between).</p>
<p>Capacity to repay.  Full income documentation rules right now.  A borrower has to be able to prove they have the income available to afford the home they are buying.  Many self-employed borrowers can't prove they make as much as they do, and the lending industry defines a self-employed person anyone who derives more than 25% of their income from commissions or bonuses.  Stated Income loans were designed to address this borrower's needs, but the programs were abused terribley by those that could prove their income but wouldn't because they wouldn't qualify for the house they wanted.</p>
<p>Collateral.  Appraisal fraud was a huge issue in Salt Lake City, Draper, Sandy and Utah overall.  Nowdays, appraisals are undergoing "desk reviews" at the lenders and are being heavily scrutinized.  Many a deal has been killed because an appraisal would not hold-up to close examination.  This is why a good and honest appraiser is worth their weight in gold.  An honest value means an honest sale price means a loan that will close and a buyer will be able to move into their new home.</p>
<p>So I feel that the big contributor to home prices declining in Salt Lake City and County, and Utah in general will be for the simple reason that in order to find qualified buyers home sellers will have to discount their home into the realistic price range that Utahns can afford.  For this to not happen, lenders are going to have to get creative on ways to qualify the top 50% of Utah earners who are the small businesspeople that write-off most of their income to minimize their income tax burden.  There are lots of people in Utah that can honestly afford a $400,000 plus home, they just can't prove on paper that they can... for now.</p>
<p>So there you have it.  The thoughts rolling around my head this week.  Take care, and happy house hunting.</p>

<p>We were told that we would know days in advance if the motion to dismiss had been approved, but had heard nothing.</p>
<p>Our attorney Sean Petersen met us with his assistant and explained that the City Atty had filed an objection to our motion to dismiss, citing the “threat to public safety” that he claims is similar to us as to a store selling beer to a minor!  Yes, what a joke!</p>
<p>Anyway, regardless of this adult silliness (paid for at public expense) there is no way that intent can be demonstrated and that pretty much ends the deal as intent is a mandatory ingredient for a criminal offence.</p>
<p>My atty sent a reply to the court re: the City Atty’s objection.  I have yet to receive these doc. but am told they are forthecoming.</p>

<p>The editorial above is about Utah, but it uses California as the bad example (Utah is just as bad except that the population is smaller).</p>
<p>California's current budget disaster is compounded by the costs of fighting the many fires -- $13-million a day -- with most of the high cost due to saving structures that never should have been built in wildlfire prone areas.</p>
<p>Why should others suffer monetarily because of obviously bad private decisions? In fact the bad decisions were made in part because the individuals and the developers understood that the costs of their decisions would not be borne by themselves alone.</p>

<content:encoded><![CDATA[<p>NEW YORK (CNN) -- Russia invades Georgia and President Bush goes on vacation. Our president has spent one-third of his entire two terms in office either at Camp David, Maryland, or at Crawford, Texas, on vacation.</p>
<p>His time away from the Oval Office included the month leading up to 9/11, when there were signs Osama bin Laden was planning to attack America, and the time Hurricane Katrina destroyed the city of New Orleans.</p>
<p>Sen. John McCain takes weekends off and limits his campaign events to one a day. He made an exception for the religious forum on Saturday at Saddleback Church in Southern California.</p>
<p>I think he made a big mistake. When he was invited last spring to attend a discussion of the role of faith in his life with Sens. Barack Obama and Hillary Clinton, at Messiah College in Pennsylvania, McCain didn't bother to show up. Now I know why.</p>
<p>It occurs to me that John McCain is as intellectually shallow as our current president. When asked what his Christian faith means to him, his answer was a one-liner. "It means I'm saved and forgiven." Great scholars have wrestled with the meaning of faith for centuries. McCain then retold a story we've all heard a hundred times about a guard in Vietnam drawing a cross in the sand.</p>
<p>Asked about his greatest moral failure, he cited his first marriage, which ended in divorce. While saying it was his greatest moral failing, he offered nothing in the way of explanation. Why not?</p>
<p>Throughout the evening, McCain chose to recite portions of his stump speech as answers to the questions he was being asked. Why? He has lived 71 years. Surely he has some thoughts on what it all means that go beyond canned answers culled from the same speech he delivers every day.</p>
<p>He was asked "if evil exists." His response was to repeat for the umpteenth time that Osama bin Laden is a bad man and he will pursue him to "the gates of hell." That was it.</p>
<p>He was asked to define rich. After trying to dodge the question -- his wife is worth a reported $100 million -- he finally said he thought an income of $5 million was rich.</p>
<p>One after another, McCain's answers were shallow, simplistic, and trite. He showed the same intellectual curiosity that George Bush has -- virtually none.</p>
<p>Where are John McCain's writings exploring the vexing moral issues of our time? Where are his position papers setting forth his careful consideration of foreign policy, the welfare state, education, America's moral responsibility in the world, etc., etc., etc.?</p>
<p>John McCain graduated 894th in a class of 899 at the Naval Academy at Annapolis. His father and grandfather were four star admirals in the Navy. Some have suggested that might have played a role in McCain being admitted. His academic record was awful. And it shows over and over again whenever McCain is called upon to think on his feet.</p>
<p>He no longer allows reporters unfettered access to him aboard the "Straight Talk Express" for a reason. He simply makes too many mistakes. Unless he's reciting talking points or reading from notes or a TelePrompTer, John McCain is lost. He can drop bon mots at a bowling alley or diner -- short glib responses that get a chuckle, but beyond that McCain gets in over his head very quickly.</p>
<p>I am sick and tired of the president of the United States embarrassing me. The world we live in is too complex to entrust it to someone else whose idea of intellectual curiosity and grasp of foreign policy issues is to tell us he can look into Vladimir Putin's eyes and see into his soul.</p>
<p>George Bush's record as a student, military man, businessman and leader of the free world is one of constant failure. And the part that troubles me most is he seems content with himself.</p>
<p>He will leave office with the country $10 trillion in debt, fighting two wars, our international reputation in shambles, our government cloaked in secrecy and suspicion that his entire presidency has been a litany of broken laws and promises, our citizens' faith in our own country ripped to shreds. Yet Bush goes bumbling along, grinning and spewing moronic one-liners, as though nobody understands what a colossal failure he has been.</p>
<p>I fear to the depth of my being that John McCain is just like him.</p>

<p><B>Lake Powell, Utah</B>&#8212;As the U.S. copes with some of the worst floods in more than a decade, a hot Colorado tourism spot is seeing rising fortunes in its rising waters. <a href="http://www.randmcnally.com/rmc/road_trip/poi_id/204000042/Arizona/Glen+Canyon+National+Recreation+Area/cmty/0/travel_map/explore/exploreParkOverview.jsp">Lake Powell</a>, a reservoir on the Colorado River that straddles the Utah-Arizona border, saw a 50-foot rise in lake levels this summer. Because of this influx of water, Castle Rock Cut, a passage allowing boaters to access 12 miles of uplake destinations, is now open for the first time in five years. Visitors have noticed, Steve Ward, public relations director for Lake Powell Resorts and Marinas, <a href="http://www.azcentral.com/arizonarepublic/news/articles/2008/08/05/20080805drought-lake0805.html" target="_blank">told</a> <em>The Arizona Republic</em>, "I saw the excitement building back in January and February, when a lot of us figured this was the year. As soon as it opened, our visitation took a big jump."</P></p>
<p><P>Worth noting: A higher lake need not mean higher prices, and it doesn't. In fact, through December 31st, visitors enjoy discounts on houseboat (20 percent) and powerboat (50 percent) rentals, and can save as much as $1,000 on their final tank of gas. <content:encoded><![CDATA[<p>If I am not feeling up to racing up Big Mountain in the Climbers Cup on September, there's a chance to roll my wheels along the Legacy Parkway before they lets cars and trucks do the same thing.</p>
<p>The <a href="http://www.tourlegacy.com/" target="_self">Legacy Tour </a>will begin at 8:30 on September 13 with either a bike ride, fun run or even a race.</p>

</span>This event is both competitive and non-competitive event.<br />
We plan to have the racers start the course first followed by the fun riders or runners.  Everyone will be chip timed by milliseconds so it should not matter where you start or finish, just your time if you are a racer.</p></blockquote>
<p>Does that mean it's like a TT with joggers and kids on training wheels as obstacles?</p>
<p>Still it's a chance to break the seal on a brand new highway -- which also comes with a sweet new bike trail -- from the I-215 bend all the way to Lagoon.</p>
<p>As one who will be traveling north fairly frequently for work, I can not wait to avoid the Rocky Anderson Memorial Bottleneck just north of Beck Street.</p>

<p class="flickr-yourcomment">Highway 66 led me to Salt Lake City, Utah in August. I have been there a number of times before in the distant past.</p>
<p>Mormon pioneers began building this granite Salt Lake City temple in 1853. It was completed in 1893 and has become a beautiful symbol of Mormonism. That is why I was surprised that the Salt Lake City powers-that-be allowed a tall, totally utilitarian modern office building to overwhelm the once stately temple and the grounds of Temple Square. I was even more surprised to learn that the uninspiring newer building was the Mormon Church's own office building. Maybe if I had taken the tour offered of the "Church Office Building" I would have a different attitude. However, I doubt that my impression of it would change much. The Chrysler Building it isn't.</p>

<div class="article_text">I found this in the Herald Tribune in Sarasota, FL and this trend is making it's way west and California foreclosure boom is making it's way east... that leaves Utah either protected by our own economy or completely devastated, I guess we'll find out sooner or later.</div>

<p>The foreclosure crisis is clearly giving lenders a massive headache, but it is also providing once-in-a-lifetime buying opportunities for homeowners and investors.</p></div>

<p>During the 12 months ended July 31, lenders issued 7,905 "lis pendens" filings -- the first step in a foreclosure -- against borrowers who failed to make their mortgage payments in Sarasota County, court records show.</p>
<p>During the same period, the 25 lenders with the most foreclosures in Sarasota resold 918 properties that they had seized from borrowers.</p>
<p>"These properties are selling at deep discounts from what they sold for at the height of the boom," said Margaret Amador, a Sarasota-based short-sale and foreclosure specialist.</p>
<p>The Herald-Tribune looked at 66 of 135 foreclosure sales that Deutsche Bank has completed since January and determined that those properties sold on average for 44 percent less than Deutsche Bank was owed by the previous owners.</p>
<p>James Slocum, for example, bought a house at 2210 McTague St. in North Port for $251,9000 in December 2005 and borrowed $226,700 to finance the deal. Deutsche Bank foreclosed on the loan in June 2007 and won a $246,576 judgment the following month.</p>
<p>Deutsche Bank then sold the three-bedroom two-bath house to Matthew White in December 2007 for $138,500, or 44 percent less than the giant German bank was owed.</p>
<p>Similarly, Timothy Delvescovo bought a condominium at the Dolphin Tower in Sarasota in January 2006 for $387,500 and initially obtained two mortgages for exactly that amount. Seven months later, Delvescovo refinanced, obtaining a $498,750 loan.</p>
<p>Deutsche Bank foreclosed in May 2007 and won a $533,849 final judgment in September. The bank then sold the property to Alexey Golubov for $300,000 in March. Once again, the price was 44 percent less than the bank was owed.</p>
<p>The Herald-Tribune examined Deutsche Bank sales closely because the German powerhouse had more foreclosures filings in Sarasota than any other mortgage lender, a total of 833 since August 2007, court records show.</p>
<p>Deutsche Bank is further up the foreclosure list than local heavyweights like Bank of America, SunTrust and Wachovia because it got into the region's housing boom late, said Ken Thomas, a Miami-based economist who specializes in analyzing the banking industry.</p>
<p>"Local banks are usually the first ones in a market, and when they see problems building, they are the first ones out," Thomas said. "Lenders like Deutsche Bank and HSBC were the last ones in and the last ones out."</p>
<p>Bargains to be had</p>
<p>Al Holmes is one of the people who recently scooped up a property out of foreclosure.</p>
<p>"We bought the house we're currently living in," said Holmes, a Sarasota real estate investor and owner of about 20 rental properties. "Under normal conditions we would not have been able to afford it."</p>
<p>Holmes said he and his wife tried to buy the three-bedroom house off 49th Street in Sarasota through a short sale. They offered $280,000. But Lehman Brothers Bank, which had lent $427,500 to the previous owner, declined the offer.</p>
<p>After the bank seized the house, the Holmes entered a new round of negotiations and ended up paying $315,000. By that time, the bank had put a new roof on the structure and made other improvements, Holmes said.</p>
<p>Court records show that the former owner, Marshall Matthews, paid $475,000 for the house in November 2005, and Lehman ultimately sold the house to Holmes for 26 percent less than it was owed.</p>
<p>Holmes said he would love to buy other foreclosed properties. But as a semi-retired real estate investor in the midst of a credit crunch, it is hard to come up with the capital.</p>
<p>"Two years ago, banks were calling me and begging me to borrow money," Holmes said. "But I cannot borrow today unless it's for a private residence."</p>
<p>John Schaub, a local real estate investor and author of a newly released book, "Building Wealth Buying Foreclosures," is in a different situation.</p>
<p>"We have bought a number of houses in the past few weeks," Schaub said. "I buy in specific neighborhoods. When I find a foreclosure I make an offer."</p>
<p>Schaub said foreclosures are easy to find these days. There is either a sign in front of the house, or the lawn looks like it needs serious mowing. Either way, Schaub goes back and plugs the address into the Zillow.com Web site to find out whether the property is on the market and who to contact.</p>
<p>"There is no point trying to contact the lender," Schaub said. "It is best to try to find the local Realtor who has listed the property."</p>
<p>Two local specialists that handle a lot of short sales and foreclosures are Al Dumas of Re/Max Properties and Chip Waterman at Hunt ERA Realty Co.</p>
<p>Amador, who left Coldwell Banker in January, also focuses exclusively on short sales and foreclosures.</p>
<p>She said part of her job involves contacting borrowers on behalf of loss mitigation companies around the country. If the borrowers get behind on their mortgages, Amador tries to help them by explaining their options. If that does not work, Amador assists the lender in selling the property.</p>
<p>"When a lis pendens is filed, that's when the train has already left the station," Amador said. "If you are a Realtor, you have to try to outrun that train."</p>
<p>It is much better for sellers to work out short sales, in which they convince a lender to sell the property for less than is owed, Amador said. Sellers who engage in successful short sales only have to wait two years before applying for an FHA loan to buy another house, Amador said. If the bank forecloses, the homeowner has to wait five years.</p>
<p>"A short sale is the best way out, but you have to find someone who knows what they're doing," Amador said. "The problem is that short sales take time and success is not a certainty."</p></div>
